In fact, I am not very surprised by this news. After all, before the official announcement last night, the Huangpu market had rejected talent customers for a long time.
As early as the beginning of this year, many fans told us that due to the increased difficulty of approval and the slowdown of progress, many projects in Huangpu have rejected customers’ purchase with talent policy.

Nansha, Baiyun and Panyu?
After the news of Huangpu was released last night, many people will speculate whether Nansha will follow up.
In fact, although there is no official announcement in Nansha, Nansha can no longer use the talent policy to buy a house.
In the first half of this year, major projects in Nansha have also stopped accepting talent house purchase customers. Therefore, the current talent house purchase policy has long existed in name for Nansha, but it has not been officially announced yet.
Compared with Huangpu and Nansha, which have long accepted the reality, Baiyun four towns and Panyu, which also have good talent for house purchase, are the focus of our attention.
Last year, Baiyun four towns and Panyu successively relaxed the threshold of talent house purchase, or because the increase was not so out of the circle last year, these two regions can still use the talent house purchase policy to buy new houses.
We also inquired about the real estate in the area. For the time being, no project has received the news of canceling the policy.
However, from the performance of Huangpu and Nansha, although the gap of talent house purchase will continue to be tightened, it should not take a one size fits all route.
In other words, Panyu may be abolished, but Baiyun four towns may not.
On the one hand, although it is said that both Panyu and Baiyun four towns can purchase houses with talent policies, we consulted some intermediaries and got the feedback that at present, the proportion of talent customers in Baiyun four towns and Panyu is very small. If it is really tightened, it will have little impact on the transaction structure of the whole area.
Secondly, from the perspective of plate heat, Panyu’s heat is higher than that of Baiyun. In fact, Panyu rose very hard last year. In this sense, it is understandable to strengthen regulation and control.
