Recently, the general office of Guangzhou municipal government issued the notice of Guangzhou Municipal People’s Government on printing and distributing the implementation measures for house expropriation and compensation on state-owned land in Guangzhou, which optimized the methods for house expropriation and compensation on state-owned land in many aspects.
The expropriation compensation is divided into two parts, the expropriation reward and the relocation time limit reward, which together shall not be higher than 115% of the market price of new ordinary houses in the same location.
The implementation measures clearly stipulates that housing expropriation must be in the public interest, but the small front line pays more attention to the following.
How to calculate the expropriation compensation?
The system of rewards and subsidies may be implemented for housing expropriation compensation. Rewards include collection rewards and relocation time limit rewards.
For the expropriation of residential and non residential houses, a unified standard expropriation reward for the same expropriation project shall be implemented.
The amount of compensation for the value of the residential house plus the expropriation reward shall not be higher than the market price of the newly-built ordinary commercial house in the location where the expropriated house is located.
The amount of compensation for the value of non residential houses plus the collection reward shall generally not be higher than the market price of the same type of non residential houses in the location of the expropriated houses.
The time limit and reward standard for the relocation of expropriated residential houses shall be controlled within 15% of the market price of newly-built ordinary commercial houses in the location where the expropriated houses are located. The time limit and reward standard for the relocation of non residential houses shall be controlled within 15% of the value of the houses to be expropriated.

The cost of residential relocation has more than doubled
The standards of residential relocation fees paid by the housing expropriation department to the expropriated person or the Government Public House Lessee are as follows:
（1） The house expropriation department shall pay the relocation fee of no less than 5000 yuan per household to the expropriated person or the government public house lessee.
（2） For the telephone relocation, cable TV, pipeline gas, broadband network relocation and other expenses of the expropriated person or the Government Public House Lessee involved in the house expropriation, the house expropriation department shall compensate them according to the charging standards at the time of expropriation.
