According to the monitoring of Hefu Research Institute, the supply of 4.49 million m2 was added in the first half of 2021, and the area of online signature was 6.49 million m2 (about 1million m2 in each month), which decreased by 50% and 22% respectively in the second half of 2020.
Especially after the two new policies were issued in April, the new pre-sale volume slowed down significantly, with the average monthly supply of 600000 square meters in May June. The proportion of supply in the suburbs has increased, and the hot spot of transaction is concentrated in the “planning high level” + “commute convenience” plate.
In the second half of the year, the pressure on project payment will rise under the double pressure of “three red line” and “local regulation and control”. Hefu Research Institute expects that in the second half of the year, Guangzhou city is expected to increase the total volume of commercial housing by 36% on a month basis.
The proportion of new goods supply in central area and suburb has been improved, among which, the supply of new goods in the suburbs is more significant. In the suburbs, such as Huangpu, the new goods supply has been significantly increased due to the new project, and the investment promotion of Zhenlong government, Baoli Xianglong Tianhui, paulroland international, Pinxiu Star Airlines and so on.
The quantity of hot-selling projects in Panyu District, such as Asian transportation city and Zhilian automobile Town, is sufficient. Meanwhile, the new projects such as Hengji Xueyuan No. 1 and Xinghui Wenxi of the Olympic Park jointly push up the total new goods supply.
