Just today (March 4), Guangzhou Municipal Bureau of planning and natural resources announced the planning adjustment of Haizhu tit science and Trade Park project plot (ah0307 planning management unit) from the original commercial and residential land to commercial land.
This also means that Haizhu will reduce the supply of residential land on the subway covering an area of nearly 80000 square meters!
You know, Haizhu homestead supply has been very scarce, and see less buy less.
According to statistics, since 2016, Haizhu District has only transferred 7 homesteads, covering an area of 169100 square meters, with a transfer amount of 22.812 billion yuan and a land premium of 22.9%.
And the adjustment of the plot control plan is also equivalent to Haizhu reducing the supply of homestead for nearly three years.
Not only the supply of homestead is scarce, but also the stock of new houses is in short supply.
According to kerrui data statistics, as of the end of February this year, Haizhu’s inventory of first-hand new houses only reached 309600 square meters, with only 2229 new houses left in stock, ranking the bottom of the city.
What is the condition of the plot itself?
According to the map, the plot is located in the south of Guangzhou tower, adjacent to the Chigang metro station of Metro Line 8, with Jianghai Avenue in the East, Pazhou West District in the west, Xingang middle road in the South and Guangzhou tower as the landmark of Guangzhou in the north.
The current situation is open space, surrounded by residential quarters, hospitals and schools, adjacent to Pazhou, Zhujiang New Town and Hakka village, which is a real gilded land.
It is worth mentioning that in the north of the plot is the well-known luxury house Zhujiang Dijing. The second-hand quotation has reached 100000 + / m2, and high price second-hand plates such as boyawan, huilongju and yihuaxuan are everywhere.
A few of the first-hand projects on sale in the surrounding areas, such as the world trade Tianyue, Shangdong Baiyue mansion, have sold for 120000-160000 yuan / m2.

Public service optimization:
Ah030725 plot is equipped with a middle school of 36 classes; ah030728 plot is equipped with a rehabilitation center for the disabled, a cultural activity center, a resident fitness center and a public toilet; ah030718 plot is equipped with a municipal and other management room, a public toilet, a 4000 m2 bus terminal, a 110kV substation and a garbage compression station.
According to the urban design study, the planned roads in the project plot are optimized, a 20 meter wide north-south branch road is added, and the Chigang yongbian planned road is optimized from 30 meters to 26 meters.
According to the latest plan, the future plot will build a super high-rise office building + Hotel + commercial complex, as well as a “twin” twin tower office building, becoming a commercial giant in the south section of the new central axis of Guangzhou.
In addition, in the regulatory planning unit, a new land for primary and secondary schools will be added to build a 36 class middle school, and public supporting facilities such as rehabilitation service center for the disabled, bus terminal, cultural activity station and residents’ fitness facilities will be set up.
It is noteworthy that this “golden plot” located in the city center can be said to be ill fated.
In fact, the plot was originally the factory area of Guangzhou No.1 dyeing and weaving factory, which has a history of more than 60 years and is an old state-owned enterprise.
According to the policy of withdrawing the second from the third and reforming the third old advocated by Guangzhou municipal government, this kind of dyeing and weaving factory was officially shut down in 2008. In 2010, Guangzhou textile industry and trade group and Hesheng creative exhibition decided to jointly develop the plot.
However, after the project, because the planning of the surrounding area by the relevant departments has not been finalized, the planning of the plot has also undergone many rounds of changes in the past decade, and the transformation progress has been stagnant.

In 2015, the approved regulatory detailed planning for the start-up area of Haizhu eco city controlled the plot of tit science and Trade Park as residential land according to the original regulatory plan.
In 2019, the executive meeting of Guangzhou municipal government will consider using the appropriate increment of tit plot as compensation for the central axis plot
In April 2020, the director committee of Guangzhou Municipal Planning Commission deliberated and approved the plan. It was clear that the construction scale should implement the relevant public service facilities according to the “three old” approval and planning conditions. The compensation transfer amount of the central axis project was temporarily estimated at 180000 square meters
The implementation of the Haizhu tit science and Trade Park project also means that in the near future, a bright new landmark will be built on the subway under the tower of Guangzhou.
