On February 26, Nanjing land reserve center issued a notice that the preliminary work promotion meeting of 2021 commercial land to be listed will be held on March 1. According to the latest requirements of the Ministry of natural resources for centralized supply of residential land, the meeting will arrange the listing time of residential land in April, July and October this year.

Meng Xiangyuan said that one of the difficulties in regulating the property market lies in the inconsistency of goals at the city and district levels. When the land is “retail”, the land auction authority is in each district, and 80% of the land price will be returned to each district. Because the district level does not bear the assessment index of the real estate market regulation, when the land auction is finished, the target of each district may deviate from the target of the whole city’s real estate market regulation, and the information may not be transparent.
“Centralized land supply is equivalent to the right to be transferred to the municipal level. On the one hand, the land auction information is relatively transparent and open, and on the other hand, it is consistent with the city’s real estate market regulation objectives.”
He believes that for real estate enterprises, centralized land supply will test the comprehensive strength of real estate enterprises, such as funds, research, judgment and planning, which will accelerate the differentiation of real estate enterprises. In the past, some small enterprises using opaque information may be eliminated.
According to public reports, in addition to Nanjing, Zhengzhou, Hefei, Tianjin and other cities have confirmed that residential land will be listed in three batches in 2021.
